the location of the property is sipalay city, negros occidental

we want to sell our property which is private owned.
it has a beautiful unspoiled coastal landscape, a saltwater lake (app.2ha)
and 5 separate white sand beaches.
there are no sqatters or tenants on our property. we have a caretaker, who live on the property.
we can provide clean titles for the entire 15ha plus a private titled road which connects the 15ha to the next municipal road.

Property size: 15 hectares - this includes 6 titles @ 2.5 hectares

and a titled private road : 569 sqm, length 94.83m

i am the owner of the titled road as well as the owner of one of the above mentioned 6 titles.

The remaining 5 titles are owned by my relatives. All of them are still alive.

i am the Attorney in fact regarding the 5 remaining titles.

All taxes and fees are fully paid.

The location of the property is less than 2km distance to Sipalay City.

the property contains 5 private beaches, all white sand(each 50m-60m length),

a tinagong dagat(tidal saltwater lake) covering 2 hectares.

There is a cave at one of the above mentioned beaches.

The entire property is in fact a peninsula. Its main shore is facing west, which is almost entirely covered by a large coral reef

One can find all the five beaches, which are each enclosed by rocky green forested coves on the west side of the peninsula.

Its east side is facing sambulawan bay, which is mainly known as hidden sea.

Sambulawan bay is in fact a large lagoon surrounded by small islets and corals. the water inside the lagoon is very calm but clear, which makes it perfect for boating.

A concrete freshwater tank which is feeded by springwater from another property 500 meter distance. There is a written permit by the owner of that property to tap water from said spring.



the land classification of the entire 15ha is agricultural land, the small islets at the west shore timberland.

the entire area of the property is covered by virgin forest, no farming or alike improvements.
