House Description
A large 4 bedroom house with extra accommodation, close to the rolling Charentaise countryside, yet within easy reach of bars, restaurants and all facilities in the small market town of Barbezieux. Will accept €185,000 for a quick sale. (Does not include fees).
- Fully habitable, available immediately. - 290 sqm of dwelling area on 1215 sqm of land. - Mains gas, water & drainage. - Double garage with workshop. - Corner plot, about half of which is garden with mature fruit trees.
The house is on the northern edge of Barbezieux, in a low density residential area with large houses on large plots, and lots of trees etc, providing privacy. The lovely towns of Cognac and Angouleme are both about 30 minutes away. It is also ideally situated, just 2 minutes away from the N10, a toll free road between Poitiers and Bordeaux, which is currently being upgraded to make the few remaining stretches of single carriageway into 2 x 2 lanes. Journey times to Bordeaux Airport will be reduced from the current 60 minutes when the work is complete. The surrounding fields are mainly populated by vines, grown for Cognac, or the local Pineau de Cognac and by sunflowers. The Charente famously benefits from the highest number of sunshine hours in France after the Cote d'Azur. The coast, at Royan, is about an hour away.
Barbezieux offers all amenities, including bars, restaurants, two supermarkets, a weekly market and a hospital. It also has a XV century chateau and a XIII century church. It is known for its music academies and concerts.
The house has a total of 290 m2 of dwelling area on a double corner plot of 1215 m2 on the northern edge of the town and benefits from town gas, mains water and drainage.
It comprises an original part, built in 1971, with bedrooms, bathrooms and an office upstairs. It has additional accommodation and utility rooms downstairs. The living areas and the kitchen are in a later extension, built in 1987.
In detail, the original upstairs part consists of -
Bedroom 1 - 16 m2 Including a walk in wardrobe and a built in cupboard unit spanning the head of the bed.
Bedroom 2 - 18 m2 Including a built in wardrobe.
Bedroom 3 - 15 m2 Including a built in wardrobe and doors leading to a balcony overlooking the garden.
Bedroom 4 - 9 m2
Office - 9 m2
Bathroom 1 - 8 m2 With a bath and twin wash basins.
Bathroom 2 - 6 m2 With a shower and a WC.
The original downstairs part consists of -
Four rooms of additional accommodation, totalling 45 m2 and facing East. There is a double door leading to a patio area, running the length of these rooms and covered by a veranda. There is a barbecue area at one end of this patio. This accommodation has latterly been used as a Granny Annexe (there is a basic kitchen in the fourth room) and as an artist's studio. If these rooms were not required for some other purpose, it may be a good idea to enlarge the opening to the patio and to create an indoor-outdoor living area here, which would get the sun in the morning, but which would be cooler and shaded, in the afternoons.
On the other side of the house, downstairs, are the utility rooms -
A wood panelled Pantry - 14 m2
A Laundry Room - 13 m2 With a gas central heating boiler, an on demand gas fired water heater, a sink and plumbing for a washing machine.
A Wine Cellar - 3 m2
A Closet - 2.5 m2 With shower and WC for use of the additional accommodation.
An Integral Garage - 10 m2 This garage has been superseded by the double garage at the end of the drive, so would now make a good activities room, perhaps, or a storage room for cycles etc.
The later extension is mainly single storey, with a roof, gently sloping upwards to accommodate a mezzanine at one end. The mezzanine, 23 m2, is constructed of elm, and has a feature elm staircase leading to it.
Beneath the mezzanine is the kitchen area, 20m2, with double sink, breakfast bar, ceramic electric hob and recesses for fridge, oven and microwave. Just off from the kitchen is a walk in larder, 3 m2, with shelving. This room also contains a pump and tank for a private well. I understand the water has not been tested for drink ability, so it is probably best used to avoid watering the ga
